My name is Ryan Garrison, and I help people solve their real estate problems – big and small. For some of the people we work with, listing their house for sale on the market makes the most sense. When that happens, either I or one of my listing specialists will help you sell your home fast and get the most cash in your pocket. Other times, we need to get creative. I love helping people solve complex problems with houses – so if you have a moment, I would like to share a little more about how I got to where I am today.
Ryan Garrison’s Background
I am originally from Polson, Montana. I grew up doing normal “Montana things”: hunting, fishing, and skiing. I was given the opportunity to play basketball at Concordia University in Portland, where I met my wife and earned a degree in Business.
After college, we moved to Olympia, Washington – and I got a job helping people with bankruptcy get approved for auto financing.
A couple of years later, we made that first house a rental when we bought our second house. Then, we made the second house a rental when we bought our third house. We also bought a few other rental properties while I was still in the auto industry. I always loved real estate, but I stayed in the auto industry for 16 years.
When I was in the car business, I loved helping people start rebuilding their life after difficult circumstances – often with very creative problem-solving to get our clients approved when others could not. Bankruptcy, Divorce, Foreclosure, Job Loss, Illness, and even Death. All the things that make it hard to keep up on payments, and all things that make it hard to keep good credit.

After 16 successful years in the car business, I decided it was time to focus on my passions and became a full-time house buyer and real estate agent in Olympia, WA. This decision was great for me because I have been able to coach my kids’ basketball and baseball teams – as well as do a lot of other family activities that did not work for my car biz schedule.
I have been a full-time house buyer and real estate agent for a few years now, and each year I continue to help more and more people sell their houses. I love what I do. I pride myself on giving options to my sellers and solving their problems by thinking outside of the box – just like I did when I was back in the car business.
How Ryan Garrison Helps Home Sellers
Sure, we offer to buy houses for cash, like most other investors out there. For some sellers, that is a great option. However, for many sellers, getting more money is better than getting fast money.
There are lots of things we do that help increase the amount of money we can offer to our sellers for their houses.
We are willing to partner with our sellers on their houses. Our connections allow us to get the home repaired for less money than it would cost you to hire contractors directly.
We are willing to let the seller become the bank when we buy with terms. Landlords love this because they can avoid paying large capital gains taxes.
We are willing to take over payments on the seller’s mortgage and even pay the seller extra for their equity.
We are willing to rent the home for a period of time and buy it down the road.
Last but not least, I will even offer to list your home on the market as your realtor. If a seller is not on a time crunch, the home does not need much work or cleaning out, and you are willing to wait a little while for top dollar, listing the house on the MLS is the best bet for most people. I believe in direct, honest…even blunt communication. Unless there is a big reason not to, most sellers should list their house – and I am happy to help them do it if they decide to go that route.
We live in Tumwater, Washington with my crazy/awesome/beautiful family. My wife is a teacher in Olympia, and my kids go to a local elementary school. We have a Labradoodle named Lucky that goes almost everywhere with us, and I continue to help homeowners sell properties they no longer want. In the last year, I have purchased flips, and rentals from sellers and helped them list their property on the market if they determine that is the best option. I have helped people get into homes by lease with the option to buy and owner financing, and I have listed a lot of houses for sale on the MLS as a Listing Agent in Washington.
